I have been trying to find out what this tree is without any luck. Hopefully someone on here can give some insight. I believe it is a fruit tree and have seen some squirrels eating the fruits. I have seen four of these trees around my town. Here are some pictures:

Looks like it may be a Clusia sp.  Do you have any pictures of the flowers or inside of the "fruit"?

Yes looks like Clusia rosea. What we call here autograph tree. Google images for that name and see if it matches? BTW it is not edible.

I at first thought it was an autograph tree as well. The fruit is very different and I will take some photos of the fruit and get back to you. The inside of the fruit is fleshy and off white with a large seed in the center from what I remember.

Good close up in focus photo of fruit would help.
Second guess: Could it be Mimusops species? That one is as you describe.

OK, glad your mystery is solved. That is an edible fruit. How do you like it? Called beach apricot in Brazil.

I like the flavor but it is mild and there isn't that much flesh. I'm definitely going to be growing some more of them because the seeds germinate easy and grow pretty quick.
