sapodilla problem

PLEASE HELP WITH MY SAPODILLA TREE!
The tree is 11 years old 18-20’ tall but  no fruit.
The last 3 years we had 6-8 fruit. It flower 2 some
time 3 times a year. Right now it has hundreds
of nice healthy flowers on it. Fertilized 3 time per year.
Live in S.Florida zone 9.
It is grafted but I do not know the variety.
Any help would be much appreciated

What is your watering schedule with it? In the California (desert) San Diego I have to water mine plenty for the fruit to stay.
