 When I buy papayas in a fruit store, I have noticed recently that they develop ugly spots on the outside skin after I keep them to ripen for  3-4 days. Would  welcome solutions to get rid of this problem

Eat them before that ..     :) ;D
Now on a more serious note, it looks like it either over ripe ,or the source of the fruit did not take care while handling ,got bruised and mold grew on the exposed flesh .

No doubt it is a mould which grows in areas which get bruised in handling after pick  up. After bringing the fruit home I wash them with soap and water. Next dry the fruit. How could I avoid the growth of the mould ???

I guess if the fruit stays in the fridge in the humidity ,this might be triggering the mold growth . Try to leave the fruit on the counter in a dryer place ,this might help. If the fruit firms the mold not in the fridge ,but out then I have no answer why it forms. U can just try to pick those fruits from the grocery that are ready to eat , and not those who need to ripen further.

Platynum: Have you ever tried eating an unripe Papaya ? If you pick up a really green one and  boil it with a pinch of salt , you can eat it as it tastes like a vegetable. Buying it unripe and storying it outside the refrigerator untill it ripens, it slows the mould growth like that on the photo. If you put an unripe store bought papaya in the refrigerator,  it slows the ripening process and the mould growth as well.
         I have tried rubbing cooking oil , gypsum powder  when I bring from the store, but cannot get rid of the mould.

Never eaten an unripe papaya, the ones that I see in the stores here are ready for eating straight , at least for me I dont wait  them to ripen more . I  have eaten both the big and the smaller type . I remember the big pap (papaya  ;D) I ate was nasty , thought I have bought many times from the small paps and they have been consistently wonderful ,the variety I guess is red lady..
