has anyone gotten a plant from a Honeymoon guava seed?

I've planted like a million Honeymoon guava seeds. Germination is like 99%, but they all die before a set of true leaves can form - cotyledons turn brown from the tips and that's all she wrote. I've read this is common, but knowing that doesn't help much. Has anyone successfully gotten a plant from one of these seeds? Any suggestions on how to do it?

ALL of mine sprouted in summer and died a couple of days later. I had 3 samples Sun, Half Sun, Shade.
