How variable are yellow strawberry guava seedlings?

I’m growing a hedge from 4 year old seedlings. They’re not much more than a foot tall. Some a fruiting heavily others lightly and some not at all. I’m guessing it’s random or environmental and not genetic.

Picked this big boy just now. Twice the size of most I get. From a bush with not much fruit. Thinned effect I guess.

Couple acres of red strawberry guava where I’m at, countless trees, haven’t observed any variability. Here and there I’ll check fruit for seed density, looking for a seedless or low seed selection, no luck. Fruit size is related to how loaded the tree is.
