Tropical Fruit Discussion / Sapodillas only ripen partially

My sapodillas are only ripening in the first half inch or so into the fruit. The inside is still hard. It does not wilt as it does if not picked at the correct time. Some do ripen all the way. There are no signs of any damage to the fruit. I do not know the variety of the fruit. Thanks for any solutions.

I have a star apple tree which fruited 2 years ago. I live in South Florida. The tree flowers every year but does not fruit since then. My friend has a similar problem. His tree fruited 2 years ago. Prior to that it fruited 8 years before then nothing. Any ideas as to what is causing this?

I bought a governor's plum plant at the Palm Beach County Rare Fruit sale 5 years ago. It is 12 feet talll and healthy. The tree is laden with flowers for the past three years but never a fruit. I made a plant from it and gave to my brother - his fruited. Any suggestions on getting mine to fruit?
