Questions about my new guava tree.

Hi! So I just purchased a tropic pink guava. It is about 5 feet tall and is already fruiting!!!  ;D
But, I have a few questions.
1. How often do I water it? I'm located in Phoenix, Arizona.
2. Do I need to worry about it frosting? The temperature hasn't been getting below the high 30's. (Fahrenheit)

It looks fine.  It sounds like you are overly worried about it.  Guavas are tough trees.  They dont care much about soil or water conditions.  Just water it once a week when it warms up.  Maybe twice a week in mid summer.  I havent watered my guavas in months since we have gotten rain.

None if its raining every week or 2.  If it doesnt rain for 2 or 3 weeks then water it.  If its cold outside the tree isnt using much water.

Buy one of this and problem solved. Keep it moist when temperature is above 70F. Guava is very heavy feeder. You should be worried more about fertilizing (especially if you go organic) more than watering.

It's starting to get around 70 mid day but it drops to about 38 at night. What should I do then?

Tree looks good.  What part of AZ are you in? I am in Scottsdale.  I have heavy mulch around my guava, (not at tree base, though) and I don't think I have watered mine since early october.
I do give a heavy amount of water in the summer and I fertilize with Arizona's best citrus fertilizer.
