Tropical Fruit Discussion / Need help to ID this avacado.

When I bought a home and there was a big avacado tree in the front yard but I don't know what variety of it. Please help!

The fruits are big, little fiber on the top where stem is.
The flesh is watery creamy white and the skin almost paper thin as you can see in the picture with the flashlight underneath.
The taste very mild about 50% less tasty than Hass.

Which technique is better and more affective for propagating Sapodilla by Cutting or Air Layering?
I have one central leading branch on the plant and I want to trim it down so instead of wasting it, I would like to know if I can make it into another plant. Please help.  Thanks

Tropical Fruit Discussion / Mountain Apple or Malay Apple growing in California?

Is there anyone in California growing this Mountain Apple or Malay Apple in pot?

2 years ago I grew one in 18 gallons pot in Hayward, California zone 9b. It's doing very well in the summer with full sun but in the winter I was so busy so I didn't protect it and it's gone. 

One thing I know for sure that we can grow in the zone 9b with winter protection. 

I have a question, will it fruit in the pot?

Can anyone out there give me a hope? Thanks

I got a Makok Sapodilla in ground for 3 years and around 4 feet tall, looks very healthy. 

Every year it has a lot of flowers and never set fruit even I try to hand pollinated too.  Please help.

I have been hand pollinated Cherimoya and Atemoya by using a brush to turn a complete circle as many people recommended but somehow most of my fruits are misshaped.  Please help.  Thanks
