Are Cupuassu self compatible?

No, they are self infertile.  You need another one for cross pollination.

A property i just bought had 1 tree basically laying on the ground producing fruit, i didn't see any nearby trees, but its old rare fruit forest so it could've been somewhere in the jungle.

It is understood that cupuasu is self infertile.  Having said that it is not so unusual to find a tree that is supposed to be diocious or that needs cross pollination that produces somehow on its own. 
In my case I had a single cupuasu that flowered for a few seasons, never setting a fruit.  I planted two more close by and now it sets every time it flowers.  They all do.

I have three trees, However one...of them was the first one to flower a year before than the other two and set a couple fruits that year, so I guess it was self fértil...

Do all of the theobroma trees need more than one in order to set fruit? Want to grow cupuacu, cupui, and mocambo and I need to know how many plants I need to get.

However, I have two cacao plants that each flowered at different times, yet one of the two has a fruit, so is it required to have more than one for theobroma species or just for some?

Pataxte, macombo fruit on their own.  Cacao mostly does but it is recommended to have cross pollination for the best fruit set.
