Sorry to hear the news. I would recommend avoiding fire-risk areas. You don't want to end up in a situation like this again--or even worse. Just not worth it. I looked at a lot of properties where I thought the fire risk could be worth it, and so many have burned since then.

I have evacuated so many times I kind of lost count. The area I am currently living, and will leave from, has no recorded burn history and fuel load is mind boggling, we're talking over 1' of dried oak leaves and branches beneath every single tree. Though I get my leaf blower out and push this all back, clearing rings around the trees and defensible space around the houses, I think it would be a futile effort to try to save the buildings if a fire tore through here. Especially if the fire started below the house, and burnt up the canyon.

Though it may be a smoking deal to buy it, if things work out, which they may still, it would be an absolutely brutal lifestyle of constantly clearing out leaves, low branches, and keeping the forest raked up. It may end up more of a literal smoking deal with some bad luck. The more I learn about the property and the guts of the houses and their legality or lack thereof, the more I think leaving this property is the right idea. Unfortunately, anywhere with a reasonable amount of land in 805 is going to be a fire risk.

Still trying to sort out a final landing place for me and my yard, both options I have are in flux and not guaranteed.

Oh, so that's why You-Know-Who talks about raking all the forests.  That's an awful lot of forests in California, and the material has to go somewhere!  Did anyone ever tell him about controlled burns?  I guess Rogan tried.  I don't remember.  Even the natives practiced that in centuries past.  They burned huge amounts of the state on a regular basis.

I was wondering if anyone would catch my raking reference haha. Seriously though, it is a fool's errand to try to keep this oak forest devoid of oak leaves and it may not make the difference when the inevitable fire rolls through anyways. I have already done a lot to reduce the fire risk here, but it's never ending. The current owner says they cleared out all the leaves a few decades ago with some dump truck loads and a big suction system blowing. Sometimes I think of digging a big pit and having a bonfire solely of oak leaves for a few weeks, but obviously very dangerous.

I'd love it if they did some controlled burns in my neighborhood to reduce the fire loads, but I don't think it's exactly controllable terrain being so hilly.

It's just an unavoidable part of rural living in CA, imo.

Landlord said $1200 a month for fire insurance now, another "normal" house insurance policy for $300 on the side.

The pfg are nearly ripe now. We are properly into cold nights, even tickling high 30s last, so things are in slow motion now. I've had a few, and they are better than the few I had least year and the tree is loaded. The people I've had over to visit lately have crowed about them and said they "love them". I guess I will keep it for now.

My new location will be in Hollister Ranch, on a 100 acre lot, with 20gpm well, in SOLID 10a zone, with a 17,000lb producing avocado orchard on property. The barn is rough, but has a living unit built into it. The owner of the property found me by way of my newspaper article and wants me there badly. He has also been collecting "rare" fruit trees for 40 years or so, and was excited by my collection. I'll be doing 10 hours of work a week for him to offset the rent a bit, and expanding his orchard, with a focus on rare stuff.

It's exciting for me, despite the drawbacks of the ranch - it's a 40-50 min drive to Santa Barbara where I work. The gates are airtight and I am uncertain if I'll be able to have guests. Have to sell my motorcycles, etc...

A new stage in my life, for sure.

No motorized 2 wheeled vehicles of any kind allowed, which is wacko, but whatever. It is what it is. I'll miss my KTM but haven't been riding it much anyways. I need to learn more about the rules and stuff, but it's just about the only property I've found that can accommodate all my trees, and let me pursue plant stuff more in depth. I will finally get to set up a proper greenhouse and cultivation area, and that's really nice to imagine.

The only issue will be winds. Regularly 50-60mph winds in the canyon, so I'll have to figure out where I can put my plants amongst the avos for decent sun and also wind protection. The same is true for greenhouse, but I think a steel hoophouse with substantial anchors may do it?

I put my hoop house at the base of a west facing slope so the wind is pushing down on it and not just straight sideways.  It has taken the santa ana winds fine.  Just need to shut the east side of the hoop house if it starts blowing hard so it doesnt fly away. 

I actually dont use my hoophouse anymore if you are interested in buying it cheap send a message.  I think it would all fit in one truck load.  I have new plastic for it too in a box unused. 

No bikes?  Lame.  My wife and I used to both have KTMs and go out to the desert and race them and explore around and go to baja.  Sold them all off a few years ago.

And it will work for your girlfriend?  ???  Hollister Ranch looks like an awesome place.  (It has its own website.)  You should be able to get grassfed beef.  You need a freezer!

Looks pretty nice.  Would always drive by the exit on my way up to SLO, but never knew it was such a large hidden community that close to the ocean.  Looking forward to seeing what the owner already has on the property and how your collection with add to it. Congrats!!

Exciting! I can't fathom what 100 acres would feel like.

It’s not flat by any means, it’s a steep walled canyon, I’d guess maybe 5 or so are planted out with avo, and a good number of other trees, 60’ white sapote, lychee, longan, jabo, pitanga etc. It all just needs TLC, that’s where I come in. I am also tasked with opening up new planting areas so I am shopping for a bobcat and brush hog  ;D
