Chocolate/Coffeecake Persimmon in Near-coastal Los Angeles

Has anyone had success with chocolate or coffeecake persimmon in near-coastal Los Angeles?  Iíve seen varying info on chill hours for them. Where I am in west LA Iíve seen fuyu trees loaded with fruit so I know that can work. But do chocolate or coffeecake work even though we have basically less than 100 chill hours?

Yes, they do fine in coastal Santa Barbara.

I have cocktail tree with saijo, chocolate, honan, giant, fuyu, that fruit for me every year. The fuyu is a beast at producing as well as the honan. The saijo produces a few on its lone branch, but huge fruits. The giant fuyu its  great producer as well. The chocolate produces the least (maybe 6-12 each year) but produces thousands of male flowers that pollinate the rest of the tree. The tree is near Spacex.
