What's wrong with my Ice Cream Bean

Can anyone help me?
The tree seems to be doing ok but it is fruiting now, lots of yellow leaves and then there are these leaves with rust spots?

How large is it?  I have a bunch of ice cream bean seedlings in containers but no idea how long they'll take to fruit.  I assume years.

I bet those rust spots are sunburn.  Mine all got these spots when I brought them from my greenhouse to outside in direct sunlight, but stopped once I put them under light shade.  I haven't had any issues with yellow leaves

It is 7 years old and it is huge. It has been pruned many times and it is still hugh. It took maybe 3 years to get fruit. It was hip high when I planted it, here is a photo when it was 1.5 years old.

What does the tree fruit looks like?
I live in Phoenix AZ and have a 7 year old tree that its taller than my house but never fruited and the leaves also look different from yours. I got the seedling from a local tropical fruit plant sale. :(

Kathi, that's a very nice looking tree.  Given the size I am sure you know more about these than I do, so all I can offer is a picture of similar damage on some of mine that I believe was caused by sunburn:
