Climate wise yes they will fruit well in Melbourne Beach.  Your main problem if you are right on A1A will be salt spray.  I am four houses West of A1A in Mel Beach.  Before my sapodilla and seagrape windbreak got big enough my mangos would suffer anytime we got hard onshore winds.  I have friends who have given up trying to grow them beachfront, because even on the West side of their house they die after a few days of onshore wind.  Hope it helps.

The cultivar Pumpkin Pie does not exist... it is (Dwarf) Parrita. Hopefully people will stop adding to this confusion and causing people duplicates. It's another dumb marketing gimmick that who knows who came up with... maybe even Zill Plantas but if it was them they have now removed it from their website. Every Pouteria sapota I have ever tasted resembles pumpkin pie...

Not going to happen at this point.

I make sure mine are well watered and in the shade.

Out of the shade here and the leaves turn yellow.

This coming spring I plan on making room in my yard for as yet undetermined varieties. 

Slated for the axe are:

Excalibur Mamey. After 12 years of die back and no fruit, this one goes for sure.

That’s too bad . Our Excalibur mamey has fruited and it’s outstanding, albeit a slow growing/compact tree (which I suppose is a benefit to some). Very bright red flesh too.

Are you growing other mamey varieties? I ask because some don’t self pollinate well.

Planted one of these today and hope I have the experience with this mamey Alex had.

For me its Mamey. Especially since any I get from the stores I think are used to practice punts before putting out. Most people where I live also have no clue what they are.
