Temperate Fruit Discussion / Chocolate/Coffeecake Persimmon in Near-coastal Los Angeles

Has anyone had success with chocolate or coffeecake persimmon in near-coastal Los Angeles?  I’ve seen varying info on chill hours for them. Where I am in west LA I’ve seen fuyu trees loaded with fruit so I know that can work. But do chocolate or coffeecake work even though we have basically less than 100 chill hours?
