i can testify that from what i've bought a lot of seeds from you like not sure if 15-20 or something like that or more...from all of them i got let's say 19 out of 20 germinated. the quality is real good, now i plant them as soon as i get them!! no matter what..but can also testify for farwell farms and all the other forum members i've bought eugenias from.
in vases like a reused soda vase from taco bell or recycled juice boxes and water bottles cut to like 1/5 or 1/4 and then with those free magazines or newspapers taped on the sides so it's not transparent plus a few of those regular small pots for germination doesn't matter where...
i'm using a store bought potting mix like a really large bag i have stored in my room..it's really big and heavy so i have this mix ready available for the expensive seeds bought from the internet

i'm always using DRINKING WATER OR RAIN WATER with a drop or two of honey...if i can't get a hold of that then i will use city water with honey but i try to avoid it because eugenias and jabos are not very fond of that. well eugenias can tolerate it more but not jabos.
then the other thing is climate that tropical climate helps me with the eugenias and also you need a lot of patience.
some of these seeds germinated right away...some others took 5-7 months and some others appearead to be dead or dry then another branch comes right out the soil.
for the guys that buy annonas i feel you...spent like 500 bucks last year in annonas and only got like 5-6 out of 20 species and one died already xD
