Avocado Seedling has Flowers in 3 yrs

I saw an huge avocado in my neighbor but it never has one single flower.  I was surprised mine has flower after 2.5 yrs to 3 yrs from seed.  Here is the picture of my seedling avocado. 


It is about 4 foot tall.  I planted it in my front yard.



I suspected the flower will not become fruit.  It is first year it has flowers but the flowers come from the main trunk rather than from branches.  I will try to hand pollinate them to see I can get fruit.  By the way, the seed of the seedling was from Costco avocado.

This seedling handled the cold very well last December cold.  My Hass avocado in backyard got burn so bad (80% leaves and 20 branches at top got burn and turned black later.)  However, this seedling has only 10% leaves got burn.  You can see last year leaves from pictures.  I am afraid it only has flowers but flowers will never become fruits.  If that is the case, I will graft different varieties on it.

I have met some thai vendors who claimed their avocadoseedlings fruited in 3-4 years but i didn't believe them. Now i know it might be true.

There are about 20 flowers on the avocado seedling.  I don't think they will become fruits.

Am having 2 trees from seeds.
5 years plus, first time flowering, none became fruits.
4 year plus, first time flowering, last count only about 10 tiny fruits setting. Tree was girdled.
